Beer Properties owns, manages and maintains apartments in Ithaca NY, close to Cornell University. Our housing rentals appeal to students, scholars and professionals. They are located in the Collegetown area, on East Hill or on South Hill; all are walking distance to the Cornell University campus. As a small family-run business, we take great pride in offering clean, well-maintained, and spacious rental accommodations suitable to Ithaca's student, scholar and professional population.

All of our properties are inspected regularly by personnel of the Building Department of the City of Ithaca; all properties have been issued Certificates of Compliance indicating that they meet or exceed Ithaca's stringent zoning and housing regulations. Most of our apartments are furnished, appropriate for students and professionals. The properties on Hudson Street and Maple Avenue generally are not furnished, except for the usual major appliances. (Furnishings can be available for an additional rental fee.)  In general, we sign leases (written in plain English and printed in 12-point font) for a given academic year during the preceding fall and spring. Prior to lease signing, we require and check references from previous landlords or housing supervisors. We give our current tenants priority in renewing their apartments and provide financial incentives for renewals. Please contact us by telephone (607 273-5929), weekdays, between 9:00 AM and 6:00 PM (Eastern Time), or if out of state, , to discuss your needs or to arrange to view our apartments. (We give our current tenants a day's notice prior to showing their apartments.) Rentals are available for students, scholars, professionals and others.

 
 

Available apartments may be seen (on one day's notice) by calling us at (607) 273-5929 between 9 AM and 6 PM. Apartments are generally shown to interested parties between 1 PM and 6:30 PM and in the afternoons on weekends.


When viewing the images and descriptions of our properties below, please note the following:

  • The stated rental prices are on a monthly basis. It is expected that each person will occupy his/her own bedroom.  However, for some apartments, if zoning permits, an extra occupant can be added for an additional $140 per month. All leases are for 12 months minus a few days needed for turnover maintenance, cleaning and repairs between tenants. Some leases begin in June, others in July or August.
  • The rental prices stated are for the 2015- 2016 academic year. The first number is the monthly rent rate per person, assuming that each bedroom is occupied by one person; the second number is the monthly rent for the whole apartment (Current tenants are given the right of first refusal to renew their apartments.)
  • Unless otherwise noted, rents generally include: furniture, heat, hot water, cold water and cooking gas. In some smaller apartments, an electric range is supplied for cooking. Tenants pay for electricity, TV and Internet cable and wired telephone, if desired.
  • The thumbnail views of the properties can be expanded by clicking on the images.
  • The Roman numerals indicate the levels on which the apartments are located (T = Terrace, I = First, etc.). The months "June" "July" or "August" indicate the month that the apartment is available.
 
 

Coal Yard Apartments

Coal Yard Apartments, located at 143 Maple Avenue in upper Collegetown are our premium, new apartments. These distinctive accommodations are intended for graduate students, post-doctoral scholars, faculty, other professionals and “empty nesters” - those who would appreciate the highest quality and energy efficient accommodations that are located close to the Cornell University campus. Detailed information is available by visiting the Coal Yard Apartments page. However, the Coal Yard Apartments will not be available for viewing until March, 2015, when the current residents will decide on renewing their leases.

The first residential phase (Building #2) was occupied initially in 2007. It is a 2-story super energy efficient building with a single studio, five 1-bedroom and four 2-bedroom apartments.
The second residential phase (Building #3) was first occupied in May 2011. It is a 4-story, elevator equipped building with spacious 1-, 2- and 3-bedroom apartments. Detailed information is available by visiting the Coal Yard Apartments page.

What of Building #1? That’s the present "Coal Yard Café." The Café offers expertly prepared and high quality breakfast and luncheon items and very good coffee. Breakfast offerings include daily specials, fresh baked goods and fruits, waffles, egg dishes, breakfast sandwiches, yogurts etc. For lunch we offer several home-made soups, salads, freshly prepared hot and cold sandwiches and daily luncheon specials; all items are of the highest quality.

The Café is housed in the original sales office of the Perry Coal Company that had served Ithaca residents with coal for domestic heating for many years. The original sign was painstakingly restored for us by V. Romanoff & Associates, restoration specialists; it presently hangs on the outside east wall of the Café. A new wing was added to the Coal Office building to provide a cozy dining room; it was designed and built to harmonize with the original coal office.

Special Note: Coal Yard Apartments (Building #2) received, in December, 2007, a PRIDE of OWNERSHIP AWARD from the City of Ithaca and the Ithaca Rotary Club, which “recognizes property owners who develop distinctive and attractive projects . . . .”. This is the SECOND Pride of Ownership Award received by the Beer Family. The first award was received in 2002 for our restoration of Grand View House at 209 College Avenue.

The restored Perry Coal Company sign received a PRIDE of OWNERSHIP AWARD from the City of Ithaca and the Ithaca Rotary Club in 2011.

Grand View House

Spectacular 1880's former boarding house; the only remaining house on College Avenue with its original tower; a local landmark.
